Sembawang Road EC is a compact Executive Condominium of around 265 units in the fast-growing northern region, near the amenities around Sembawang and Canberra MRT. It is aimed at HDB upgraders seeking a private-style home below prevailing condo prices, with launch expected in the fourth quarter of 2026.
Who can buy an EC. ECs are a hybrid of public and private housing. Buyers must be Singapore Citizens forming an eligible household with a monthly income ceiling of $16,000. ECs carry a 5-year minimum occupation period and become fully privatised after 10 years. The four 2026 EC projects are not affected by the 8 May 2026 EC measures and keep the earlier 5-year MOP and 10-year privatisation timeline.
