Estimate the CPF housing grants you could receive when buying an HDB resale flat. First-timer families can get up to $230,000; singles up to $115,000.
| Grant | Families (max) | Singles 35+ (max) | Key condition |
|---|---|---|---|
| CPF Housing Grant | $80,000 (2-4rm) / $50,000 (5rm+) | $40,000 (2-4rm) / $25,000 (5rm+) | First-timer; income ceiling applies |
| Enhanced CPF Housing Grant (EHG) | Up to $120,000 | Up to $60,000 | Income ≤ $9,000 (family) / $4,500 (single); tiered by income |
| Proximity Housing Grant (PHG) | $30,000 (with) / $20,000 (near) | $15,000 (with) / $10,000 (near) | Live with, or within 4km of, family |
| Maximum total | $230,000 | $115,000 | All three stacked, at lowest income tier |
The EHG is tiered by income: the lower your average monthly household income, the larger the grant. Families receive the full $120,000 at an average income of $1,500 or below, tapering to $5,000 at the $8,501–$9,000 band. Singles receive up to $60,000, tapering similarly up to $4,500. This calculator shows the maximum you could receive; your actual EHG depends on your exact income tier, confirmed by HDB in your HFE letter.
